In a seemingly ever-changing real estate market, we have another change. Buyer traffic

is down overall. You can see in the graph below that shows the average number of

showings per listing per month in the Oklahoma City area. Due to numerous factors

that have created an overall distrust with the current economic situation, buyers are a

little hesitant right now.

Are We Going through a Crash?

The graph below shows the dramatic decline in buyer traffic throughout 2022 down to

3.7 showings per listing per month in November. The key is to put this number in context

of what we would call our last normal market in 2019. You can see in the graph that we

are right in line with November of that year. This is why we are referring to what is

happening to the market here in the OKC metro as a “normalizing.”

What is Old is New Again

There are also plenty of other numbers that are right in line with that market in November

of 2019 including the three above. Our inventory is still low like it was then and buyer

traffic is down. The interesting part is what happened in the early months of 2020, before

the pandemic. We saw one of the biggest increases (by percentage) in buyer traffic that

we have seen in the past five years! May that be coming in the next couple of months?
